The Consulting Alternative

Real estate ownership has become more and more complex. Clients need assistance in situations involving real estate as much as they need professional help in solving legal, medical, tax and engineering problems. We believe that a real estate client is entitled to the same level of competence from us that he/she expects from a doctor, lawyer, accountant or engineer. We have prepared ourselves accordingly. During the last two decades we have found an increasing demand for our consulting services. We are paid an hourly rate for time spent on the client's behalf. Experience has proven that the cost/benefit ratio heavily favors the client.

Our firm also provides some specialized services for clients and the legal community as well on an hourly fee basis. Our services include but are not limited to situations regarding IRC Sect.1031 exchanges, structuring "pot escrows", expert witness, court appointed receiver, investment property analysis and a wide variety of consulting situations.

While we are aware of some common legal and tax problems involving real estate, we do not provide legal or tax advice. We work with our client's attorney and accountant for the benefit and protection of that client. If our clients do not have real estate-oriented legal or tax counsel, we suggest they use ours.

Our experience in this area enables us to help focus on issues which these professionals tell us saves them time and saves our mutual client money.

For buyers and sellers who have found each other without an agent: From time to time we are employed as consultants by an unrepresented buyer or seller in a real estate transaction. Our expertise can prevent costly mistakes, enhance profits, solve problems and provide input that will assist in a transaction or in any decision involving real estate. For clients who are not intimately involved in real estate we become an advocate who can clarify complex issues, help negotiate, and minimize the frustrations inherent in many real estate situations. We have helped clients with property situations throughout California and in numerous other states.
