Frequently asked Questions

Q. Was this book written for you?
A. In 1990 Florida's Mike Meeker (the best instructor ever to teach the discounted note business) expressed his concern about all the people getting into the note business with little or no background or understanding of real estate, which is the ultimate security for most notes.

No one had addressed the proper creation of notes, making them safer for the seller to carry and hold for income and more saleable at a better price if the holder decided to sell all or a portion of the note in the future.

Mike said "someone ought to write a book called " How To Take Back A Mortgage Without Being Taken" a bit later he challenged Bill Broadbent to write it since "no one in America is better qualified to write such a book".

Bill subsequently teamed with his friend George Rosenberg, and with their combined 70 years experience in real estate and notes, in 1993 the first edition was published. Now in its expanded 3rd edition this critically acclaimed book provides you with that important basic knowledge and terminology necessary to function and survive in the note business. It is considered the BEST information, in an understandable format, from the BEST in the business. It has stood the test of time and ranks as a "BEST SELLER" in the note field."
A bargain at $39.95 + postage and sales tax.

Q. Shouldn't I first get a book or something that tells me how to find notes?
A. What good is finding a note if it isn't saleable or you don't have the right information. How can you expect to make a deal if you can't carry a simple conversation using appropriate terminology? To conclude a transaction you must have some knowledge and be able to apply it. It follows that having the right terminology is the first step toward increasing your success level.

Q. Can I buy OWC at a local bookstore?
A. No - NOT SOLD IN BOOKSTORES, order by phone w/Visa or MC 800-366-6037. We normally ship via Priority Mail within 24-48 hours of receiving your order. You should receive it within 2 or 3 business days.

Q. I am a real estate investor, would I benefit from having OWC?
A. The authors, Bill & George have been real estate investors for a total of over 90 years. They drew from a wealth of practical experience when putting this book together. Many of the forms and clauses originated in transactions they were involved in either as investors or brokers on behalf of clients.

As easy mortgage money and low interest rates erode this will hasten the need for seller financing. If you want to apply any of the creativity you heard at seminars or read about in articles or books on real estate, then add this to your library.

P.S. It's impossible that you won't learn something new from this book.
P.P.S. It's impossible that this book will not pay for itself many times over.

NOTEBROKERS WHO HAVE READ OUR BOOK TELL US...

A huge knowledge void exists in both the legal and real estate professions on this subject. I don't exclude mortgage brokers from this dubious distinction either. This type of know how is currently a rarity in the marketplace. Hopefully, people can now educate themselves on this subject with your new book, OWNER WILL CARRY, How To Take Back a Mortgage Without Being Taken. It's written in a way that's user friendly and easy to understand. I'm keeping this book within arm's reach at all times.

Your book is an important addition to the sparse literature in discounted mortgages. It should be on the desk of every real estate agent, note broker, property seller and anyone else who is involved in the sale of real estate. The checklists, contracts and documents alone are worth the price. The information is well organized, clear and easy for the layman to understand. I really appreciate the excellent layout and table of contents. It is easy to find any topic. Great Job!

I can't tell you how much I enjoyed your book. It has opened up many new avenues for me. I put the info to work immediately. Results are already positive as you can see from the enclosed Mortgage Worksheet. Many thanks to you.

I continue to find your book, VERY USEFUL. A week does not go by that we do not seek the advice contained in that book. It is "naturally organized" so specific subjects/items are quickly found. Great job in compiling a fine reference book based upon fact and experience.

REAL ESTATE AGENTS WHO HAVE READ OUR BOOK TELL US...

After reading your wonderful book "Owner Will Carry" I can only say that it has been a most rewarding experience. As a former graduate of Villanova University with a BS in Economics and an MBA in Finance from the Wharton Graduate School of Business, I have seen my share of finance courses and finance texts. I place your text among the very best and most important. Why?

1) Because your book takes a very plain and deceptively simple topic, namely notes, and disassembles the topic into its many component parts which magnifies the importance of this subject many, many times with very simple language that anyone can understand.

2) Your text avoids, complicated descriptions of the techniques you describe and can be understood by all. Furthermore, and importantly your concepts are backed up by clearly worded examples of documents which can be used by the reader (after, of course, attorney review)

As a practical matter, as a result of reading your book I am in a stronger position to close more transactions using the techniques which you have described so lucidly.

Thank you,
Ed Berlinski, CCIM-S.E.C. - MBA

P.S. I feel you also have brought the concepts of notes and the time value of money down to the very basic principles which is why this book is so successful.

I have done a lot of research on seller financing, and I haven't seen anyone articulate so well and so comprehensively the subject matter you covered. I'd gotten bits and pieces from a number of sources, but nothing that thorough and easy to read. It brought together so much of the stuff that has been buzzing around in my brain and allowed me to assimilate it and adapt it to my own purposes.
