No one had addressed the proper creation of notes, making them safer for the seller to carry and hold for income and more saleable at a better price if the holder decided to sell all or a portion of the note in the future. Mike said "someone ought to write a book called " How To Take Back A Mortgage Without Being Taken" a bit later he challenged Bill Broadbent to write it since "no one in America is better qualified to write such a book". Bill subsequently teamed with his friend George Rosenberg, and with

After reading your wonderful book "Owner Will Carry" I can only say that it has been a most rewarding experience. As a former graduate of Villanova University with a BS in Economics and an MBA in Finance from the Wharton Graduate School of Business, I have seen my share of finance courses and finance texts. I place your text among the very best and most important. Why? 1) Because your book takes a very plain and deceptively simple topic, namely notes, and disassembles the topic into its many component parts which magnifies the importance of this subject many, many times with very simple language that anyone can understand. 2) Your text avoids, complicated descriptions of the techniques you describe and can be understood by all. Furthermore, and importantly your concepts are backed up by clearly worded examples of documents which can be used by the reader (after, of course, attorney review) As a practical matter, as a result of reading your book I am in a stronger position to close more transactions using the techniques which you have described so lucidly. This is a good desk book which deals with a variety of aspects of putting a deal together and financing it. It has lots of forms to help you do it.
