If you 
have a note
to sell,
then I need
to know;
  1. What the property sold for
  2. How much cash the buyer paid down
  3. What is the current balance due on the note
  4. What are the monthly payments, interest rate, and due date on the note (balloon payment, if any)
With the above information I can tell you how much your note is worth to me.
If the amount I quote you feels right to you then I'll need;

  1. a copy of your original note
  2. a copy of the recorded deed of trust or mortgage
  3. a copy of the policy of title insurance issued at the time the deed of trust or mortgage was originated.

I will then send you a purchase agreement. When I receive it back signed, I will begin the due diligence (verification, at my expense) that is a necessary prerequisite to completing a transaction with you.

We try to accommodate to your specific needs. We offer different options in the way of purchasing your note. The following are examples of some options we have utilized:

  • Full Purchase - Purchase of all remaining payments. This provides the most cash to you and eliminates the worries regarding the property or the borrower.
  • Partial Purchase - This option provides you with some immediate cash now, gives you a residual income stream in the future. We will purchase a certain number of payments, after we receive the last payment purchased, you get your note back and continue to receive the remaining payments.
  • Split Purchase - A split purchase is where we buy a portion of each regular payment for a certain amount of years, receives cash now for another purpose or investment.
